Short answer
Commercial boiler service in Philadelphia, PA covers the boilers that heat apartment buildings, churches and storefronts, steam or hot water, gas or oil. We repair burners, ignition, low-water cutoffs, pressure controls, pumps and traps, and service boilers ahead of the heating season. Every low-water cutoff gets tested, because it is the control that keeps a dry boiler from firing.
Warning signs
Boiler problems that hit a whole building at once
Some floors cold, others too hot
Uneven heat on a steam system usually means failed main vents, bad traps or water sitting in the pipes.
Boiler locked out on low water
The cutoff tripped for a reason. A leak, a stuck feeder or a failed condensate pump can drain it.
Banging pipes and spitting vents
Water trapped in the steam mains, or a boiler running at too high a pressure, causes hammering.
Relief valve weeping or water on the floor
Overpressure, a failed fill valve or a leaking section needs a look before the next firing cycle.
What makes a building boiler call different
A building boiler is the same machine as a house boiler, only larger, with more controls and more people depending on it. When it stops, every tenant or every room loses heat at once and the phone starts ringing. The first job is restoring heat safely, without bypassing a safety control to do it.
Then we find out why it failed. A boiler that trips on low water has a water-loss problem somewhere in the building. One that short cycles may have a pressure control set wrong or a burner firing harder than the load needs.
Boiler systems we work on
Apartment building heat
In apartment buildings, heat complaints arrive floor by floor. When the whole building is cold, we go to the boiler: ignition, flame proof, gas pressure, the low-water cutoff and the operating control. When a few apartments are cold, the cause is usually in the distribution, like a stuck zone valve, a failed circulator, air-bound piping or a closed radiator valve. Thermostat placement matters too, because one control in a warm apartment can hold the boiler off for everyone else. For problems at the radiators themselves, see radiator repair.
Steam systems in older buildings
Plenty of older apartment buildings and churches still heat with steam, and steam works well when its parts work. Main vents have to let air out so steam can travel, traps on two-pipe systems have to close against steam, and condensate has to drain back by gravity or through a pump. When vents fail and traps leak through, the far end of the building stays cold while the boiler runs longer and the pipes bang. We test vents and traps, check near-boiler piping, and confirm the pressure control is set low. See steam heat repair.

Annual boiler service
An annual service before the heating season catches the faults behind midwinter shutdowns. We clean the burner and check ignition, test combustion with an analyzer and adjust for a clean burn, check draft and the flue connection, and test the low-water cutoff and the high-limit or pressure control. On steam boilers we check the sight glass and water line, flush float-type cutoffs and look at the feeder. On hot-water boilers we check the expansion tank, relief valve and circulators. Every finding comes with a price, so you decide what to fix.
Older Philadelphia buildings that were built around a boiler
Philadelphia has a large stock of older brick buildings, and many were laid out around a central boiler: rowhomes turned into apartments, churches with high ceilings, storefronts with units upstairs. The boiler in those basements is often far newer than the piping it feeds, so repairs have to respect the original system. A steam boiler swapped in without correct near-boiler piping, for example, can push water up into the mains and leave a building banging and unevenly heated for years.
How a boiler service call runs
Hear what the building is doing
Which floors are cold, any lockouts, water loss or noises, and what was already reset.
Make it safe
Check for gas odor, flue spillage and the water level before trying to fire the boiler.
Find the fault
Ignition, controls, cutoff, water feed or distribution, tested in order until the cause is clear.
Repair and restore heat
We fix the failed part and bring the building back up to temperature.
Explain the cause
Water loss, a control setting or a worn part, and what it takes to prevent a repeat.
What an annual commercial boiler service covers
The checklist we run on every boiler before heating season.
- Burner cleaned, with ignition and flame signal checked
- Combustion tested with an analyzer and the burner adjusted
- Draft, flue pipe and chimney connection inspected
- Low-water cutoff tested, with float-type cutoffs flushed
- Pressure or temperature controls and the high limit tested
- Relief valve, gauges and sight glass checked
- Pumps, feeders, vents and traps looked over, with findings priced
What affects the cost of boiler work
You see the price before we start. What moves it:
- Steam or hot water, gas or oil
- Which part failed: a control or a major component
- Whether parts are stocked or specific to the boiler
- Boiler room access and the condition of the piping around it
- Carrier
- Trane
- Lennox

We service Weil-McLain and Burnham boilers, plus the Carrier, Trane and Mitsubishi Electric cooling equipment in the same buildings.
The low-water cutoff is doing its job. Water is leaving the system through a leak, a failing condensate pump or a vent stuck open. We find the loss instead of just adding water.
At least once a year, before the heating season. Steam boilers with float-type cutoffs also need regular flushing by building staff, and we can show them how.
Yes. Many buildings here run steam boilers and piping that have been in service a long time. We repair the controls, burners, traps and vents that keep them running.
Usually water trapped in a steam main that has lost its pitch, a boiler filled too high, or pressure set too high. We check the water line, the pitch and the controls.
Yes. We repair and service hot-water boilers, circulators, expansion tanks, relief valves and zone valves in apartment buildings and commercial spaces of every size.
